Vacant Property Problems

As an owner of vacant property you will be very aware of the challenges and significant increased risks you face because your property is not occupied. Common risks include:

  • Property being targeted for metal theft
  • Attracting anti-social behaviour and vandalism
  • Property damage from burst pipes (especially in winter)
  • Difficulty in identifying and keeping up with general maintenance requirements
  • Squatters
  • Reduction in Property Value as a result of damage or deterioration

These problems are very often compounded by conditions issued by your insurer, which you have to comply with whilst your property is empty. These will be costly and may include manned guarding, shuttering and isolating of utilities. After extended periods the property will deteriorate, making it difficult to sell or ‘bring back into use’ quickly.

A solution to these issues is provided by Moorcroft Property Guardians by recruiting working people over the age of 21 to live in your property on a temporary basis as a ‘Property Guardian’.

So What Do We Do?

Our experience shows when a property is occupied, the risks identified are significantly reduced! Simply having activity at the property, such as lights on and off during the evening and people entering and leaving the site, will provide a strong visible deterrent.

Furthermore, when the property is operational and ‘lived in’ the issues of burst pipes and other maintenance concerns are significantly reduced.

Working on this basis, upon instruction we will carry out a full inspection to establish the suitability of the property for short term occupation by Property Guardians. Not all properties are suitable and we feel strongly about ensuring that the correct solution is applied to each site. Our experience shows Care Homes, Local Authority Buildings, Schools, Pubs, Hotels, Vicarages and Commercial Buildings have worked well with Property Guardians.

Our inspection will establish:

  • Any work that needs to be undertaken prior to occupation
  • Number of Guardians required to provide effective security of the site
  • Any Health and Safety Issues
  • Whether different security solutions are more appropriate for the site (including temporary monitored alarms)

We will then provide a bespoke proposal including an estimate of the potential cost-savings you would achieve by using Property Guardians instead of the more traditional security solutions.

Where a Temporary Monitored alarm system may be more appropriate, we are able to install and monitor remotely an alarm system that requires no power or phone line. This flexible system is ideal for short term installations where a property needs security without a costly installation.
